About the Role
We are seeking a passionate and driven Property Acquisition Specialist to join our team. The ideal candidate will have experience in the real estate industry, enjoys working in a team, and genuinely wants to make a positive impact on our community. You’ll be responsible for purchasing properties for us to accomplish our mission of upcycling old homes. Everyone on the team is a project manager and this role is no different. You’ll have the opportunity to manage the transformation of houses from purchase to sale and gain invaluable experiences in upcycling real estate.
The successful candidate will join an energetic, multi-faceted team where everyone gets their hands dirty and is unashamedly authentic. Requirements
What You Will Work On
1. Homes That Are Meant to Be Lived In
⦁ Manage home upcycling projects from purchase to transformation to sale
⦁ Support the marketing of upcycled homes
2. Finding the right homes
⦁ Proactively source landed subsale homes that fit UrbanWave’s criteria
⦁ Organise site visits and document site conditions
3. Acquiring properties from sourcing to booking
⦁ Coordinate key steps from pricing evaluation, lawyers, and internal stakeholders
⦁ Maintain clean documentation and timelines so nothing slips (offers, deposits, SPA milestones)
⦁ Identify opportunities for automation
4. Negotiation and deal-making
⦁ Shortlist opportunities using data - sanity-check pricing, comparing transactions, and gauging demand from our audience
⦁ Lead offer strategy and counter-offers anchored in defects and renovation implications
⦁ Spot deal breakers early (title issues and challenging property features)
